An area factor is the square of the length factor. The foot is exactly 0.3048 m, so a square foot is 0.3048 x 0.3048 = 0.09290304 m2 exactly. A square yard is 9 ft2 because a yard is 3 ft, and 3 squared is 9.

Why area factors are the square of length factors

Every unit-conversion error in area comes from the same place: applying a length factor to a two-dimensional quantity. A meter is 3.28 feet, so people reach for 3.28 — but a square meter is a square 3.28 feet on each of two sides, which is 3.28² = 10.76 square feet. Use 3.28 on an area and you understate it by a factor of 3.28, which on a 100 m² apartment is the difference between 328 and 1,076 square feet.

Once you accept that, the arithmetic is trivial and exact. The 1959 International Yard and Pound Agreement fixed the yard at 0.9144 m, so a foot is exactly 0.3048 m. Square that and a square foot is exactly 0.09290304 m². Nothing here is measured or approximate; both numbers are definitions, and the reciprocal 10.7639104167 is exact to as many digits as you care to write.

The units below the foot follow the same rule. An inch is 1/12 ft, so a square inch is 1/144 ft². A yard is 3 ft, so a square yard is 9 ft². A centimetre is 1/100 m, so a square centimetre is 1/10,000 m². Each time the linear ratio gets squared, which is why metric area units step in factors of 10,000 rather than 100.

Working a floor area from a measurement

For a rectangular room, the area is length times width, and the only decision is what unit to work in. Measuring in feet gives square feet directly. Measuring in metres gives square metres directly. Mixing the two — a length in metres and a width in feet — produces a number with no meaning at all, which is why the room mode here converts both dimensions to feet before multiplying.

Rooms are rarely simple rectangles. The reliable method is to break the plan into rectangles, compute each one, and add them. An L-shaped living space splits into two rectangles; a bay window is a rectangle plus a trapezoid, or a rectangle if you are willing to approximate. Alcoves, chimney breasts and closets are added or subtracted depending on whether your measurement standard counts them.

That last point matters more than the arithmetic. A floor area is only well defined once you say where you measured from. Measuring to the inside face of the walls gives net internal area; measuring to the outside face gives gross external area; measuring to the centreline of party walls gives something in between. On an apartment the difference between internal and external measurement can be several per cent of the total, entirely from wall thickness, and no conversion factor will reconcile two figures taken to different faces.

For flooring, the quantity you buy is not the quantity you measured. Carpet comes in fixed roll widths, tile has a pattern and a grout line, and plank flooring has an offset. All of them generate waste that is a property of the material and the room shape rather than of the area. Worked example: a 14 ft by 12 ft bedroom

You have measured a rectangular bedroom at 14 feet by 12 feet, wall to wall, and the flooring supplier quotes in square meters while the estate agent's listing is in square feet.

  1. Area in square feet. 14 × 12 = 168 ft².
  2. Area in square meters. 168 × 0.09290304 = 15.6077 m².
  3. Check it the other way. 15.6077 × 10.7639104 = 168.00 ft². The two factors are reciprocals, so a round trip must return the original number.
  4. Area in square yards. 168 ÷ 9 = 18.667 yd². Carpet in the US is still often priced per square yard, and the divisor is 9, not 3.
  5. Metric room dimensions. 14 ft × 0.3048 = 4.267 m and 12 ft × 0.3048 = 3.658 m. Multiply: 4.267 × 3.658 = 15.61 m², matching step 2 to the rounding.
  6. Materials. At 168 ft², a 4 ft × 8 ft plywood sheet covering 32 ft² means 168 ÷ 32 = 5.25 sheets of exact coverage, so six sheets before any waste allowance.

Reading a floor-area figure honestly

Two areas for the same property can both be correct if they were measured under different rules. In the US, ANSI Z765 sets out how to calculate square footage for single-family homes and specifies measuring to the exterior finished surface, counting only finished areas with adequate ceiling height, and reporting below-grade space separately. In the UK and much of Europe, the RICS Code of Measuring Practice and the International Property Measurement Standards define gross external, gross internal and net internal areas as distinct quantities with distinct uses. A listing that does not say which standard it used is quoting a number you cannot audit.

Practical anchors help you spot a figure that cannot be right. A typical one-bedroom apartment is 45–70 m² (485–755 ft²). A US suburban house of 2,000 ft² is 185.8 m². A single-car garage of about 240 ft² is 22.3 m². If a conversion lands three times away from the figure you expected, the likely cause is a linear factor applied to an area.

Price comparisons need the same care. A price per square foot converts to a price per square meter by multiplying by 10.7639, not by 3.28 — and the two figures are only comparable if both areas were measured the same way. The price per square foot calculator works through that comparison.

The examples are rough size bands for orientation, not definitions; local conventions for what counts as a bedroom or as finished area vary widely.

Errors that survive a plausibility check

  • Using 3.28 instead of 10.76. The linear factor applied to an area understates it 3.28-fold. It is the single most common area-conversion mistake and the answer still looks like a number.
  • Dividing by 3 instead of 9 for square yards. A yard is 3 ft linearly and 9 ft² in area. Carpet quoted per square yard and computed with a 3 orders three times too much.
  • Comparing two areas measured to different faces. Internal, external and centreline measurement give different totals for the same building. Wall thickness alone accounts for several per cent on an apartment.
  • Including or excluding space inconsistently. Balconies, garages, unfinished basements and rooms with low ceilings are counted differently by different standards. ANSI Z765 and the RICS Code of Measuring Practice both set explicit rules; a figure with no stated standard cannot be checked.
  • Buying the measured area with no waste allowance. Cuts, pattern match and roll width mean the purchased quantity always exceeds the measured area. The allowance depends on the material and the room shape, not on the conversion.
  • Converting a rounded figure and reporting full precision. A listing of “about 1,200 ft²” becomes “about 111 m²”, not 111.4836 m². Carry the input's precision through to the answer.

Why can't I just multiply by 3.28?

Should I convert the dimensions or the area?

Either works, and they agree exactly, but converting the dimensions first catches mistakes faster. If you convert 14 ft and 12 ft to 4.267 m and 3.658 m, a wrong factor gives you a room of an obviously wrong shape. If you convert only the area, a wrong factor produces a plausible-looking number with nothing to check it against.
