Why a storage unit is a volume problem sold as an area
A self-storage facility rents you a rectangle of floor: 5 × 10, 10 × 10, 10 × 20. What you are actually buying is the prism above that rectangle, and the height of the prism you can use is set by you rather than by the building. A 10 × 10 unit with a 9 ft ceiling contains 900 cu ft of air, but if you can only stack to 6 ft because there is nothing to climb on and no way to secure a tower of boxes, you have rented 600 cu ft. That difference — a third of the unit — is the single largest source of error in storage sizing.
So the calculation runs in three moves. Add up what you are storing in cubic feet. Divide by the height you will genuinely stack to, which gives the footprint if you packed it solid. Then multiply by an access factor, because the moment you want to reach anything that is not at the roller door, you have to leave an aisle, and an aisle is floor area you pay rent on and store nothing in.
That answers both real questions at once: the size you need comes out as a floor area matched to a standard unit, and whether the bigger one is better value comes out as a cost per usable cubic foot — the only fair way to compare a 5 × 10 against a 10 × 10 when the rents are not proportional.
The three inputs that decide everything
Volume. Boxes are exact — a standard medium carton is 18 × 18 × 16 in, which is 3.0 cu ft precisely, and the small book box is 1.5. Large items get a 45 cu ft allowance each, which sits between a three-seat sofa at roughly 60 cu ft and a chest of drawers at roughly 25. Everything else goes in as a measured lump: multiply length by width by height in feet, using the bounding box rather than the shape. An adult bicycle at 5.7 × 1.8 × 3.5 ft is 36 cu ft. A queen mattress stood on its side, 6.7 × 5.0 × 0.85 ft, is 28 cu ft. A walk-behind mower with the handle folded, 3.0 × 1.9 × 3.2 ft, is 18 cu ft. Those three alone come to 82 cu ft.
Stack height. This is a decision, not a measurement. Standard units run 8–10 ft to the ceiling, but the usable stack is 7–8 ft for most people, and less if you are stacking boxes that were not designed to carry load. Two constraints bite. The first is physical: cartons crush, and a tower above head height topples when you pull something out of it. The second is regulatory: where the building is sprinklered, NFPA 13 requires clear space below the sprinkler deflectors — 18 in as the general minimum — and facilities mark that line on the wall and enforce it. Enter the height you will actually reach, not the height of the room.
Access factor. Packed wall to wall with no aisle, the unit stores its full volume and you can only ever retrieve the last thing you put in. That is factor 1.00, and it is the right choice for goods going into deep storage between houses. If you want to reach the front third — seasonal decorations, a suitcase, the tools — you need a working aisle at the door, which costs roughly a quarter of the floor, so 1.25. If you want to walk in and reach any box on any day, budget 1.40. There is nothing scientific about the exact figures; they are the practical cost of the aisle, and the difference between them is large enough to move you a whole unit size.
What the cost figures mean
Rent is entered per square foot so that every unit size can be priced on the same basis, and the monthly cost adds insurance, which most facilities require. Cost per usable cubic foot divides that monthly cost by the unit's capacity at your stack height. Because insurance is a fixed charge and rent is proportional to area, that per-cube figure depends on unit size only through the fixed element — which is exactly why comparing two quoted rents without normalising them tells you very little.
Worked example: a one-bedroom flat going into storage for a year
Thirty medium cartons, six large items (bed, sofa, wardrobe, fridge, dresser, dining table) and about 60 cu ft of bikes, lamps and boxes of tools. You will stack to 7 ft and you want to reach the front of the unit occasionally, so the access factor is 1.25. Rent is $1.45 per square foot, insurance $12 a month, and the facility charges a $25 admin fee.
- Boxes. 30 × 3.0 = 90 cu ft.
- Large items. 6 × 45 = 270 cu ft.
- Everything else. 60 cu ft.
- Total volume. 90 + 270 + 60 = 420 cu ft.
- Footprint packed solid. 420 ÷ 7 = 60 sq ft. That alone would fit a 5 × 15 with nothing to spare, or a 10 × 10 with room.
- Add the aisle. 60 × 1.25 = 75 sq ft, which is exactly a 5 × 15 unit.
- Cost. Rent 75 × $1.45 = $108.75, plus $12 insurance = $120.75 a month. Over twelve months that is $1,449, plus the $25 admin fee: $1,474.
- Per cubic foot. The 5 × 15 holds 75 × 7 = 525 cu ft at your stack height, so $120.75 ÷ 525 = $0.230 per cubic foot per month.
Now change one decision. Pack it solid at factor 1.00 and the requirement drops to 60 sq ft — still a 5 × 15, because that is the next standard size up from 50. Stack to 8 ft instead of 7 with the same 1.25 access and the requirement becomes 420 ÷ 8 × 1.25 = 65.6 sq ft, again a 5 × 15. The sizing is robust here, which is a good sign; when small changes in stack height flip you between sizes, that is the moment to go up a size rather than gamble on a perfect pack.
Reading the result
The unused floor figure tells you how much of the step you are wasting. Standard sizes jump in large increments — 50 to 75 to 100 sq ft — so a requirement of 78 sq ft books a 100 sq ft unit and leaves 22 sq ft you pay for. Ask whether the facility carries an intermediate shape such as 7.5 × 10 or 10 × 12.
Cost per cubic foot is the comparison number, not the rent. Suppose you are quoted $145 for a 10 × 10 and $85 for a 5 × 10. Those are not two points on the same line: the smaller unit works out at 85 ÷ 50 = $1.70 per square foot against 145 ÷ 100 = $1.45. Small units carry a premium per square foot, because the facility's cost per unit — door, wall, lock, admin — does not halve when the floor does. Near a size boundary, price both rather than assuming the smaller is cheaper per cube.
Watch the total, not the monthly. Storage is a subscription, and it is normally renewed far past the original reason for it. A year of a 5 × 15 at these numbers is $1,474, more than the second-hand value of most of what goes into one. The gap between the two columns is the price of being able to reach your own belongings. It costs one standard size step on the first four rows, and on the 4-bed row it pushes you off the end of the range into a second unit — which is the point at which a container or a small warehouse bay is worth pricing instead.
Stack height is limited by the sprinklers, not just by your arms
Where a facility is protected by an automatic sprinkler system, NFPA 13 requires a minimum clear space between the top of storage and the sprinkler deflectors — 18 in is the general figure, and more is required for certain storage arrangements. Facilities mark that line on the wall and staff will make you take a stack down if you cross it, because blocking the spray pattern defeats the system for the whole building. Plan the stack height against the line, and check whether your unit sits inside a sprinklered building at all.
Mistakes that make a unit too small
- Using ceiling height as stack height. The most common and most expensive error, and it can cost you a third of the volume you thought you had.
- Forgetting the aisle. If you will visit the unit even twice, you need a way in. Pick the access factor honestly at the start rather than discovering it on move-in day.
- Measuring boxes and guessing furniture. Furniture is the majority of the volume in most household loads, so it deserves the more careful count of the two.
- Not disassembling. Bed frames, table legs and shelving units flat-pack down to a fraction of their standing volume, and a stackable flat shape is worth more than the cubic feet suggest.
- Storing what should be thrown away. At the $0.230 per cubic foot per month the worked example above produces, a 20 cu ft armchair costs 20 × 0.230 × 12 = $55 a year to keep. Price each large item that way before it goes in.
- Assuming your home insurance covers it. Read the wording before you decline the facility's cover.
Where a storage unit is the wrong answer
Storage is best value as a bridge — between houses, during a renovation, over a deployment or a semester — and worst value as a permanent extension of the house, because the rent compounds while the contents depreciate. Before signing a long agreement, price a portable container delivered to the driveway, which removes the double handling, and price simply selling the three or four large items driving the size up. At a 7 ft stack and a 1.25 access factor, shedding 100 cu ft cuts the floor requirement by 17.9 sq ft, which is often a whole unit size and therefore a permanent monthly saving.
